Rate for assessment of land revenue, registration fees, stamp duty to be enhanced wef 1 Jan
Building houses now to become more costly in Cachar
Dec. 27: It’s something of definite worry for the common public. Building houses wood soon become more costly in Cachar district. As per a notification issued by the District Registrar, Cachar, it was stated that the existing rate for assessment of land revenue/ registration fees/ stamp duty etc in connection with construction cost of Residential Buildings, Ownership Flats, Assam Type house etc. will be enhanced in the district with effect from 1 January,2022.
Issuing a notification to this effect on 24 December, 2021, MA Mazumder, District Registrar, Cachar & SDO (Civil) Sadar Silchar stated that the existing rate for assessment of land revenue/ registration fees/ stamp duty etc in connection with construction cost of Residential Buildings, Ownership Flats, Assam Type house etc. is under value as per Zonal Valuation fixed in the year 2010. Hence, he notified that the existing rate “needs to be enhanced considering with the present Govt approved rate which has been fixed by the Executive Engineer, P.W.D. Building Division on 01/04/2021 in respect of Cachar district.”
The notification further mentioned, “It is also observed that the actual value is more higher than the existing value set forth in the transfer Deed of Residential Buildings. Ownership Flats, Assam Type house etc. As a result, registrant public has been suffering from getting actual financial benefit. Hence, to realise the actual value of the above mentioned Residential Buildings, Ownership Flats, Assam Type house etc., the Govt approved rates as fixed by the PWD Building Division. Si!char Cachar shall be implemented with effect from 01/01/2022 in the greater public interest.” However, the said notification did not mention the various slabs of the enhanced rate.
